    Sector: Office

    Region: Yorkshire

    Issue: Instructed to act on behalf of a Landlord in connection with a complex rent review instruction where the parties had to access the rental value of a hypothetical Grade A office by having regard to prime Grade A office rental growth within a specific part of Leeds City centre between 2012 and 2018.

    Outcome: Successfully negotiated a substantial saving from the quoting rent.

    Savings Generated: £1,040,000 over remaining lease term

    Sector: Industrial & Logistics

    Region: Yorkshire

    Issue: Instructed to provide advice to the tenant of industrial premises comprising circa 190,000 sq ft in respect of a December 2017 rent review and to challenge the landlord’s proposed rent.

    Outcome: Successfully negotiated a substantial saving from the quoting rent.

    Savings Generated: over £300,000 to expiry of the lease term.

    Sector: Roadside - Restaurant Use

    Region: North Yorkshire

    Issue: Instructed to act on behalf of a Landlord in connection with a rent review instruction on drive thru restaurant in Bishop Auckland. Property held on a 25 year FRI lease with a typical 5 yearly open market rent review provisions. Passing rent was £78,232 pa. As part of our negotiations Sanderson Weatherall got the tenant to also agree to the removal of the tenant break option and extended the lease term by a further 10 years.

    Outcome: Revised rent agreed at £96,012 pa ( 23 % increase).

    Additional Rental Incomes Generated: £444,500 over extended lease term

    Region: North Yorkshire

    Issue: Instructed to act on behalf of a Landlord in connection with a rent review instruction on restaurant premises in North Yorkshire. Property held on a 25 year FRI lease with a typical 5 yearly open market rent review provisions. Passing rent was previously Determined at third part by an Independent Expert at £69,300 pa.

    Outcome: Revised rent agreed at £90,000 pa ( 30 % increase).

    Additional rental income generated: £103,500 over remaining lease term

    Sector - Retail

    Region - Norfolk

    Subject - Rent Review

    Issue - The property comprises a retail unit fronting on to the busy Norwich ring road. We were instructed to act for the Tenant after the Landlord triggered the June 2019 rent review seeking a £2,000 per annum increase based on evidence put forward by their agent from the letting of another unit in the parade.

    Outcome - Following our inspection and investigation of the comparable put forward and other evidence in the scheme we were able to successfully rebut the Landlord’s proposal and the upward only rent review was subsequently documented at a nil increase.

    Saving achieved over the lease term - £20,000
