Instructed on behalf of an independent pub operator in Carlisle City Centre to review their 2023 Rateable Value.

Following an inspection, review of accounts and comparable assessments we advised that the property was over assessed. Particularly the operator was overtrading relative to the hypothetical tenant which had to be reflected within the valuation.

Following Check/Challenge negotiations both the 2023 and 2026 Rateable Values were reduced in one set of discussions generating savings of £81,000 to the client.
