For Investors

We work with investors on all assets ranging from single let property to diverse portfolios incorporating retail parks, industrial schemes and office developments. In addition to the usual elements of rent, insurance and service charge collection, we offer quarterly financial and property updates, service maintenance tendering and ensure compliance with all legislative requirements.

Our Systems

We serve all our client requirements with a single bespoke property management system; MRI Horizon.

Our Horizon database can hold your software including all lease/tenancy information.

This system has been invested in by SW in the last 6 months and is the market leader in the industry. It ensures we offer detailed reporting including budget vs expenditure reports, pie charts/bar graphs displaying rental forecast growth, VAT reports and all other financial requirements.

It carries the IS0 27001 accreditation and benefits from the best in security with compliant data centres. The system is open and connected, web-based, utilising the latest technology to future proof our client’s business needs and also benefits from embedded SharePoints to manage lease records, property deeds etc.

MRI Horizon is a visual, dynamic business intelligence tool, providing dashboards for quick access to key data.

The system is also ahead of the field with its capacity to deal with IFRS 16 calculations, putting the cost of property onto the balance sheet. It has all the capabilities to manage the ever-changing nature of leases incorporating rent reviews; break clauses, extensions, lease expiries, backdated rent charges and many more lease-related components.

We also offer a dedicated 24/7 helpdesk for all tenants to report faults into a dedicated facilities management software package, providing due dates for services/maintenance of all hard and soft services as well as ensuring that health and safety matters are managed electronically at the touch of a button.

Facilities Management

We offer tailored facilities management services to meet your specific needs, either as a standalone service or fully integrated with our property management activities.

Our experienced mobile and site-based team are dedicated to the efficient operation of single and multi-occupancy sites, to facilitate clients and occupiers with a safe and comfortable working environment in which they can focus on their business operations.

We ensure efficient and effective maintenance using approved contractors, full health and safety compliance procedures against a back drop of sustainable and good environmental practice whilst always striving to deliver value for money.

Environmental Sustainability

As part of our role in managing property, we help ensure best practice in environmental sustainability.

We understand the importance sustainability has in the property world and we work with landlords and occupiers alike to ensure our managed buildings are as healthy as they can be, maximising energy efficiencies with smarter ways of running central plant, offering green solutions to tenant problems and ensuring regular feedback is offered and provided in this critical area.

Owners and occupiers should be aware of the environmental impact of their operations with an aim to reducing energy consumption and waste production. We provide advice on green leases or the introduction of combined environmental improvement measures.

Utility management also plays a key role in the overall management of property and we are experienced in attaining best value for money and reducing consumption.

Specific energy saving methods across our existing clients portfolio include but is not limited to:

  • Replacing lighting with LED equivalent both internally and externally
  • Increasing recycling rates across all instructions via implementing behavioral changes at tenant level and regular meetings adopting best practice
  • Implementing zero waste to landfill across certain portfolios
  • Installing various air conditioning measures where a “payback” exercise has been undertaken to improve plant efficiency on a day to day basis
