This key report provides an update on Bristol’s office, industrial and retail sectors detailing key market and transaction data and summarising major projects. We also consolidate and update on the city’s key infrastructure projects and development sites.
The Bristol office market has been buoyant over the last year with significant uplifts in headline rents in the city centre for good grade B space in particular and more modest increases in headline rents for Grade A space.
The industrial and distribution market has been characterised by significant land sales and rental uplift in particular for trade counter units. Speculative development has returned to the region in Avonmouth and the north Bristol fringe following a long absence, but supply of units up to 5,000 sq.ft. remains in short supply.
There are two major scheme extensions / redevelopments planned for the City which both include leisure and residential elements in a retail led scheme. Traditional high street retailing continues to suffer at the hands of internet shopping and average lease lengths continue to fall.
